Obviously the longer you stay the better the price. For condo rentals a deposit is required equivelant to the first and last month rental and then each monthly rental is paid at the beginning of each month. The executive condo's are all in prime locations. Some are available at a minimum 3 month rental and either 6 or 12 month contract term rates are the norm and preferred and will get you the lowest rates. Rent housing is normally on a yearly basis and we can find for a shorter period but it takes more work.
Our lodging accommodations are safe and clean, situated in convenient locations, and best of all they are all affordably priced.
So whether you are here by "yourself" or whether you are here in "a group" we have short and long term accommodations available for you.
Prices vary according to location, facilities, size and type of accommodatoins. We have very nice apartments that we book for our clients as soon as they become available for only 3,200 baht a month and spacious 3 bed, 3 bath, 3 balcony luxury condo's for 40,000 baht a month which are suited for the large family, small group or several families sharing.
Note: You tell us what you want in terms of accomm. and we have it available for you when you arrive IF you give us 45 days notice.
We do not book 5 months in advance as current tenants have the option to extend their rental term and notify us 30 days before their term expires. So best to contact us 45 days before your arrival here.
If you try to book on your own and accomm. are fully booked, or if you arrive here to find accomm. you booked on your own not to your liking or rented to someone else even though you had booked and provided a deposit then understand we charge a "fee" for assistance at the "last minute".

Luxury Executive Condo's
For the person who wants the excellent location and top grade quality here it is.
You can select from a studio (46 sq. m.), a one bedrrom (67 sq. m.), or two bedroom, two bathroom (91 sq. m.) condo.

These Executive Condo's are available for sale and for long term rental. Once they are all sold you will be paying a higher rental price if you get even get a rental. Some people want the best and this is it.

Our clients ask us if they should rent or buy? Normally we find that the retirees coming to Chiang Mai prefer to rent longer term 6-12 months until they get to know their way around and know for sure they intend to stay. This applies to people who have not been to Chiang Mai before.
For the retirees who have been here to Chiang Mai before they know this is the place and they look at long term accommodations and buying a condo. As you know you cannot buy a house in your name in Thailand and if you are going to buy accommodations it will likely be a condo. A condo that is close to the action, transportation, and which has the facilites that you require such as swimming pool, and fitness centre.
Men who arrive here and are single often meet up with a lovely Thai lady and then decide to purchase a house in a house estate. They put the house in their Thai girlfriend's name and arrange a 30 year rental agreement. They therefore abide by governing ownership laws and also keep their girlfriends happy who I believe deserve most of the credit for keeping them healthy, happy, and living longer here in Thailand.
Our personal obsverations lead us to believe that more and more people will be coming to Thailand to retire. Costs are going up and people want to live well, in a warmer climate and affordably. So they often select Chiang Mai. Cooler, less polluted than Bangkok, and more affordable than most cities in Thailand such as Pattaya, Phuket or Bangkok.
The numerous inquiries we get from people who have visited our website comfirms that many in North America are not yet aware of Thailand and Chiang Mai. Once they read over some of the content on our web site they become very curious and some downright eager to learn more and move here.
So there you have it. That is what we see. From our discussions with retirees not ONE .. repeat NOT ONE has shown any inclination to move out of Chiang Mai or return to their native country. They love it here. It isn't perfect and we can always find something to complain about if we really want to but this is a strange city in that no one complains and no one wants to leave.
The Grand Suite
Here we have the "Grand Suite". It has 3 bedrooms and 3 bathrooms, 3 balconies, kitchenette and dining area, large living room, and very nicely decorated.
Some people may think of it as expensive but if you have 3 adult couples sharing or a large family then this is actually a bargain.
If I was to compare staying in 3 separate condo's vs. staying in this one condo as a group then my choice would be this condo. If you want to feel like Royalty and stay here it isn't cheap but it is reasonable for what you are getting.
So fitness centre, swimming pool, and one of the best condo's in the entire city may be available if you book at the right time.
